Mazi Properties ("we", "us", "our") operates a property listings marketplace. Independent property owners, agents, agencies, developers and other advertisers publish listings, and visitors use the Platform to find them and get in touch.

1. Property listings

Mazi Properties does not own, sell, let, manage or independently represent the properties advertised on the Platform. Descriptions, prices, photographs, locations, measurements, availability, amenities, agent and company details and other listing content are supplied by advertisers. Listings are reviewed by an administrator before they appear, but we do not guarantee that listing information is accurate, complete, current, free from errors, or an accurate picture of a property's condition or location. Prices and availability can change without notice. Confirm all material information before you commit to any transaction or make any payment.

2. No guarantee of ownership or title

Publishing a property on Mazi Properties does not confirm that the advertiser owns it or has legal authority to sell, let, mortgage or develop it. A listing is not evidence of valid title. Property interests in Nigeria are subject to federal, state and local requirements covering title, registration, consents, planning approvals, survey information and other approvals. Buyers, tenants and investors are responsible for their own due diligence.

3. Verified badges

A "Verified" badge means that an administrator of Mazi Properties has reviewed certain information or documents supplied to us under our verification process. A badge is not:

  • a guarantee or certification of ownership or of good or marketable title;
  • confirmation that a person has full legal authority to deal with a property;
  • confirmation of government approval, planning compliance, or that a property is free from disputes, claims, mortgages or other encumbrances;
  • a guarantee that a property is safe, structurally sound or suitable for occupation; or
  • a guarantee that an advertiser will perform its obligations or that a listing or transaction is free from fraud or misrepresentation.

Verification depends on the documents we are given, can expire or be removed, and is no substitute for independent legal and professional due diligence.

4. Check before you commit

Before you buy, rent, invest or pay anything, independently:

  • confirm the identity of the owner, agent, developer or other counterparty, and that any agent is authorised to act for the owner;
  • review title and ownership documents and carry out searches with the relevant land registry or authority;
  • verify survey plans, boundaries and location;
  • confirm planning, building and other approvals;
  • check for mortgages, charges, restrictions, disputes, litigation, acquisition notices and other encumbrances;
  • inspect the property in person, and confirm its availability and the agreed price; and
  • get advice from a qualified Nigerian property lawyer, surveyor, valuer or other professional appropriate to the transaction.

5. Payments and transactions

Mazi Properties does not hold, collect, escrow or guarantee any payment between users, and does not require you to pay an advertiser because a property appears on the Platform. Be especially careful when asked to pay deposits, inspection fees, agency or legal fees, reservation or application fees, service charges, rent or purchase money. Before paying, confirm the identity and authority of the recipient and make sure the terms are properly documented in writing. We are not responsible for losses from payments you make to third parties.

6. Fraud and scams

Fraudsters may impersonate owners, agents, developers or companies. Be alert to urgent payment demands, unusually low prices, inconsistent ownership details, requests to deal entirely outside the Platform and requests to pay into accounts you cannot verify. If something looks suspicious, do not pay or share sensitive information until you have verified it. To report a listing, use the report option on the listing page or contact us. If you have been a victim of fraud you may also report it to the Nigerian Police Force or the EFCC.

7. No professional advice

Information on the Platform is for general information and marketplace purposes only. Nothing on it is legal, conveyancing, financial, tax, investment, valuation, surveying, planning or other professional advice, and we do not assess whether a property or transaction is suitable for you. Get independent professional advice for your own circumstances.

8. Prices, market and investment information

Any price, rent, valuation, yield, return, market statistic or similar figure on the Platform is for general information only. Past performance does not guarantee future results. We do not guarantee that a property will increase in value, produce rental income or achieve any return.

9. Third parties

The Platform shows content, contact details and adverts supplied by third parties, and may load maps from providers such as OpenStreetMap. We do not necessarily endorse, and are not responsible for, the accuracy, conduct, services or obligations of third parties. Any deal between you and an advertiser or other third party is between those parties alone, unless we expressly say otherwise.

10. Availability of the Platform

We aim to keep the Platform available and accurate but do not guarantee it will be uninterrupted, error-free or complete. Listings may be changed, suspended, expired or removed without notice, and we may correct, restrict or remove content where we consider it appropriate or the law requires.

11. Limitation of responsibility

To the extent permitted by law, Mazi Properties is not responsible for losses, damages, costs or claims arising from your reliance on information supplied by an advertiser or other third party, including inaccurate listings, fraudulent representations, property defects, title problems, unauthorised transactions or another user's conduct. Nothing here excludes liability that cannot lawfully be excluded.

12. Your responsibility

Property transactions carry legal, financial and practical risk. By using the Platform you accept responsibility for your own due diligence and for obtaining professional advice before relying on anything published here or entering into a transaction.

13. Changes to this Disclaimer

We may update this Disclaimer when our services, operations, the law or the Platform's features change. The "Last updated" date at the top of the page shows the current version. Continuing to use the Platform after an update means you acknowledge the updated Disclaimer, to the extent the law allows.
