1. Acceptance of these Terms

By accessing or using Mazi Properties (the "Platform", "we", "us" or "our"), you agree to be bound by these Terms & Conditions and by our Privacy Policy, Cookie Policy, Refund & Cancellation Policy and Disclaimer. If you do not agree, please do not use the Platform. When you create an account you confirm that you have read and accept these documents.

2. What Mazi Properties is

Mazi Properties is an online property listings marketplace. Independent agents, agencies and companies, property owners and developers ("advertisers") publish listings and profiles, and visitors can search, save, share and contact them.

We are not an estate agent, broker, landlord, seller or buyer, and we are not a party to any agreement between users. We do not hold, collect or escrow rent, deposits, agency fees, purchase money or any other payment between users. Our own payment features exist only for Mazi Properties' products and services (see section 9).

3. No agency relationship

Nothing on the Platform creates an agency, partnership, employment or representation relationship between Mazi Properties and any user. We do not verify property titles, prices, availability, measurements or any other claim made by advertisers, except as described for the verified badge in section 8. You should always carry out your own due diligence (see our Disclaimer).

4. Accounts

  • You can register as a property seeker, an agent or an agency/company. You must give accurate information and verify your email address before you can publish listings or make payments.
  • You are responsible for keeping your password confidential and for everything that happens under your account. Tell us immediately at info@maziproperties.com if you suspect unauthorised use.
  • Agent and agency profiles are created once and are then locked. Changes to a locked profile require a paid one-time unlock, as described in the Refund & Cancellation Policy.
  • You may delete your account at any time from your dashboard. What happens to your data is explained in the Privacy Policy.

5. Acceptable use

You may use the Platform only for lawful purposes. You must not:

  • post false, misleading, duplicate or unlawful listings, profiles or adverts;
  • impersonate another person or company, or misrepresent your identity, authority or qualifications;
  • use the Platform to harass, defraud or mislead others, or to send spam;
  • try to gain unauthorised access to any part of the Platform, other users' accounts or data, or interfere with its security or operation;
  • use automated tools to scrape, copy or collect data from the Platform without our written permission; or
  • upload files that contain malware or that you have no right to use.

6. Property listings

If you publish a listing you confirm that:

  • you own the property or have the authority to advertise it;
  • all information you provide (including price, location and description) is accurate and truthful;
  • the photos are genuine and show the actual property, and you have the right to publish them; and
  • you will promptly update or remove the listing when the property is sold, let or otherwise no longer available.

New listings are reviewed by an administrator before they appear, and changes to a published listing are sent back for review. We may reject, suspend, edit the presentation of, expire or remove a listing at our discretion, including where it breaches these Terms, where a plan limit or period has ended, or where we receive a credible report. Listing and photo limits depend on your subscription plan.

7. Enquiries, contact details and conduct towards other users

Enquiries sent through the Platform are delivered to the advertiser concerned and may be stored for administrators. Contact details of advertisers are shown on request. You may use them only to deal with the listing or profile concerned and not for unrelated marketing or any unlawful purpose. You are solely responsible for what you agree with other users.

8. Verified badges

A "Verified" badge means that an administrator has reviewed certain information and documents supplied to us under our verification process. Paying the verification fee only submits a request for review; it does not guarantee approval. A badge can expire or be removed. A badge is not a guarantee of ownership, title, legal authority, planning approval, the condition of a property or the conduct of an advertiser. See the Disclaimer.

9. Paid products

We offer paid products such as subscription plans, featured listings and boost packs, verification, adverts and profile-change unlocks. Prices, plan features and durations are shown on the relevant pages and at checkout and may change from time to time; the price shown when you pay applies to that purchase. Subscriptions do not renew automatically. Payments are processed by our payment provider or confirmed by an administrator for bank transfers, and we do not store your card or bank login details. All purchases are subject to our Refund & Cancellation Policy.

10. Adverts

Adverts are subject to our advertising rules and to administrator approval before they are shown. Advert destinations must be secure (https) web addresses and must not be misleading or unlawful. We may reject or remove an advert that breaches these rules, in line with the Refund & Cancellation Policy.

11. Intellectual property

The Platform's design, logo, text, software and other content (other than content supplied by users) belong to Mazi Properties or its licensors and are protected by Nigerian and international intellectual property laws. You may not copy, distribute or create derivative works from them without our written consent.

You keep ownership of the content you upload. By publishing it on the Platform you give us a non-exclusive, royalty-free licence to host, display, reproduce, resize and promote it on the Platform and in connection with the Platform for as long as it is published, and you confirm you have the right to give that licence.

12. Disclaimer and limitation of liability

The Platform is provided "as is" and "as available". To the maximum extent permitted by law, Mazi Properties is not liable for any indirect, incidental, special or consequential loss, or for any loss arising from reliance on listings, profiles, verified badges or other content, from the conduct of any user, or from any property transaction or payment between users, whether or not arranged through the Platform. Nothing in these Terms excludes or limits any liability that cannot lawfully be excluded or limited.

13. Suspension and termination

We may suspend or terminate your account, or remove content, at any time and without notice if you breach these Terms or the law, or engage in conduct that we consider harmful to the Platform or other users. Unless the law requires otherwise, paid amounts are not refunded in that case.

14. Changes to these Terms

We may update these Terms from time to time. The "Last updated" date at the top of this page shows the current version. Continued use of the Platform after an update means you accept the updated Terms.

15. Governing law

These Terms are governed by the laws of the Federal Republic of Nigeria. Any dispute shall be resolved in the courts of Lagos State, Nigeria, subject to any mandatory rights you have under applicable law.
